INSERT is a principle: our clients are entitled to safely buy or sell their property in Spain, in their own language.

With INSERT, you are not a number: most of the times, you are attended by the shop owner, or sometimes (mainly for language purposes) by his/her only assistant. Your host will personally handle your file from A to Z, i.e. from the first houses or apartments visits, until the notary, and even beyond, whenever necessary.

For this reason, INSERT is a network of small independent property agents ("correspondents"), mostly family agencies, sharing the above mentioned ideas and principles; they perfectly know their profession and their area.

If you are looking for a large international properties broker, with many specialised departments (publicity, sales, accounts, legal advice, a.s.o.) and an impressive row of selling counters, behind which you will be waiting for your turn... try us: you may change your mind !

INSERT correspondents are selected on a recommendations basis, be it from satisfied customers and / or already agreed correspondents. Their competencies are examined during an average period of one year, before receiving our approval and the title of "Agreed INSERT correspondent". This approval is only given to an individual, never to a company.

Some of the qualities required to be an INSERT correspondent:

• To be competent and correct in business; to love both the job and the clients.
• To have an irreproachable morality, locally reputed.
• To speak or be assisted by a staff speaking Spanish and English. Most of the INSERT correspondents speak four or more languages.
• To agree to regularly submit catalogue updates (new properties or withdrawals) to INSERT.
• To maintain decent relationship with the local Ayuntamiento (Town Hall: it sometimes is difficult).
• On the condition that he/she reserves a specifically dedicated office space at home, the ownership of a shop is not indispensable. Neither is an important file of available properties: it is our experience that some of our smallest correspondents are showing the most valuable properties.

Statistics: by the end of 2003, INSERT counts:

• 5 agreed correspondents, and
• 5 correspondents in their evaluation period.
• 6 applicants are on a waiting-list,
• 12 agencies did not pass the evaluation period, and have been removed from the catalogue.
• 40 applicants have been turned down after an initial test.

Thus, in seven years, we altogether have tested for you 68 real estate agencies, mainly along the Spanish Costa Blanca and Costa Calida; the record has been between Alicante and Torrevieja, where we have made and then removed catalogue pages for six candidates before finding a good one. In addition, the amount of our part in the commission never has been an evaluation criterion. This is why we are sure we can offer you properties only from the best property agents along the Costa Blanca.

Formally, INSERT is a "simple company" according to the Swiss law, on the provision of the articles 530 and followings of the Swiss Code of Commerce, based in Morges. INSERT has entrusted the undersigned (Jacques Gaillard) with the representation of its activities in Spain.
