Here is a rather special property, a large estate, almost a hamlet, consisting of three houses amid a vast flat and wooded land, two and a half kilometres away from Javea's harbour. When you look at it, it seems to be some kind of a Marlinspike on the Mediterranean, but the castle remains to be built! This is because these three small houses are nestled in the heart of a forest where, although not resembling to the Ardennes, it would be no surprise to meet Captain Haddock and Tintin during one of their walks.
Located at the end of approximately 200 m - yards of forest road, these three houses are staying twenty or forty metres from each other. The main house (65 m² - 700 square feet) has been completely restored, offering a lot of charm: rubble walls and terracotta floors. It has a living room - kitchen, a new shower room and a bedroom. The front of the house is shadowed by a covered terrace.
The second house (34 m² - 365 square feet) has also been restored, in the form of a studio: living room with fireplace - kitchen - bed, for the moment without bathroom. And the third house (55 m² - 590 square feet) is currently used for storage, it has not been restored.
The property is equipped with water and electricity, and has its own well. Sewage disposal is provided by a septic tank. The nearest neighbours are 50 metres - yards away.
This area is currently classified as a forestry operation and can not be expanded. Which does not mean that it will never be: the current norm for the province allows in principle to build here up to 25% (of floor relative to the ground) with some limitations of maximum surfaces and distances around the houses, but the land use plan in Javea is still under debate, and it seems that a bargain is underway, whose theme could be: “You grant me some exemption here and there, and in exchange, I freeze the situation in La Plana”, the latter partly belonging to a nature reserve.
So, for the time being, no one can promise any expansion, but real estate law in Spain is not immobile and it is possible that a para-agricultural use without high buildings (horses, solar park or natural course) finds approval.
